BIG Economic Development at Lake of the Ozarks

The Lake of the Ozarks is growing in 2016 - with plenty of economic development activities underway. Most notable is the $385 million Arrowhead Centre redevelopment plan, which broke ground on December 4, 2015 at the former site of Dogwood Hills Golf Resort on Route KK. The development will feature 200-400 living unites, which will include independent and assisted senior living, an apartment complex, a skilled nursing facility and restaurants, a hotel, retail and office space. This is the largest landmass development ever in Osage Beach!

Development Objectives


One of the main objectives of this project is to expand economic development at the Lake of the Ozarks. It is designed to enhance the tax base of the city and other taxing districts by development of the redevelopment area to its highest and best use. Other objectives include:

  • Encourage private investment in the surrounding area
  • Encourage commerce, industry and manufacturing to locate and stay within the city
  • Increase employment in the city
  • Eliminate adverse conditions in and adjacent to the redevelopment area, which have hindered development 
  • Provide for access to and traffic flow in the redevelopment area
  • Encourage the construction of additional infrastructure by the city and other taxing districts

Development Phases 


Construction on the first part of the project will begin in 2016, with a completion date anticipated for the year 2022. Due to changes in the market and demand fluctuations, the redevelopment projects will not necessarily be commenced in order of their respective numbers. The proposed schedules for the redevelopment projects are as follows:

  1. Redevelopment Project 1: Assisted Living and Skilled Nursing Facilities - 2016
  2. Redevelopment Project 2: Independent Senior Housing - 2016-2017
  3. Redevelopment Project 3: Family Entertainment Center - 2016
  4. Redevelopment Project 4: Retail and Office Space, Apartments, Restaurants, and a Pharmacy - 2018-2020
  5. Redevelopment Project 5: Medical Office Buildings, a Bank, and Fast Food Sites - 2018-2020
  6. Redevelopment Project 6: Restaurant and Winery, Retail and Office Space, Nightly Rental Cottages - 2020-2022
  7. Redevelopment Project 7: Gas Station, Convenience Store, Car Wash, Fast Food, Big Box Retail and a Hotel - 2020-2022
  8. Redevelopment Project 8: Retail and Office Space, and Storage Buildings - 2020-2022

Mayor Penny Lyons expressed that the city's positive commitment to progress has set the stage for what will be on of our largest years for private investment in commercial and residential building in Osage Beach. The anticipated construction will bring more jobs to the Lake area and more sales for building materials and appliances here as well.
